Rural lots, new homes and septic systems
Vail is an unincorporated community southeast of Tucson along Interstate 10, taking in the Rincon Valley, Corona de Tucson and the surrounding desert toward the Rincon Mountains and Cienega Creek. Lots run larger than in the city, many properties are not on municipal sewer, and a good share of the building activity is custom homes on acreage or lots in newer subdivisions.
What Vail projects usually need
- Complete septic systems for new homes and replacements on existing properties, installed to the Pima County permit and design. This is the single most common request we get from the Vail area.
- Land clearing and site preparation on raw desert parcels: clearing to the native plant plan, building the pad, cutting the driveway and preparing for utilities.
- Utility trenching for long water, power and communications runs from the road to the home site.
- Excavation and grading for foundations, pads, workshops, barns and horse facilities.
- Drainage work where washes cross a parcel or runoff from the Rincons crosses the lot.
Site conditions in the Rincon Valley
Soils range from sandy wash bottoms to caliche-heavy flats and rocky ground closer to the mountains. Septic design depends heavily on soil, which is why a site evaluation comes before the system design. Access is usually easier than in the city, but long driveways and distances from paved roads add haul time that we account for in the estimate.
Permitting
Vail is unincorporated, so building, grading and septic permits go through Pima County. Septic systems in particular are permitted and inspected by the county, and we install to the approved design and coordinate around the required inspections.
