Grading questions

What is the difference between rough grading and finish grading?

Rough grading shapes the site to approximately the right elevations and drainage pattern after excavation. Finish grading brings it to the final tolerances needed for concrete, paving or landscaping. Many projects need both, sometimes weeks apart as other trades finish their work.

Do you compact building pads?

Yes. Pads are built up in lifts and compacted. When the project requires a compaction test or pad certification, we coordinate with your testing firm or engineer.

Can you fix a drainage problem on an existing lot?

Often, yes. Re-grading swales, adding positive slope away from the foundation and routing flow to a proper outlet solves many residential drainage issues. We look at where the water is coming from and where it can legally go before recommending a fix.

Do I need a grading permit?

It depends on the jurisdiction, the amount of material moved and whether the work changes drainage. Pima County and the towns each have their own thresholds. Your designer or the permitting office can confirm; we work from whatever plan is approved.
